Duties
- Cost Estimation & Analysis
- Review and analyze project plans, specifications, blueprints, and related documents to prepare detailed and accurate cost estimates
- Perform quantity takeoffs for materials, labor, and equipment using manual methods and estimating software
- Analyze and calculate costs for labor, materials, equipment, subcontractors, overhead, and profit margins
- Evaluate project risks and incorporate appropriate contingencies into estimates
- Prepare conceptual, preliminary, and detailed estimates for projects of varying size and complexity
- Compare vendor quotes and subcontractor bids to ensure competitive pricing
- Identify cost-saving opportunities and value engineering options without compromising quality
 
- Database Management & Documentation
- Develop, maintain, and regularly update a comprehensive database of historical cost data, unit prices, and productivity rates
- Document estimating assumptions, methodologies, and backup calculations for all estimates
- Create and maintain cost libraries organized by trade, material type, and project category
- Track actual project costs versus estimates to improve future estimating accuracy
- Maintain organized files of completed estimates for reference and analysis
 
- Bid Preparation & Proposal Development
- Prepare complete bid packages including cost breakdowns, scope narratives, and technical specifications
- Coordinate with subcontractors and suppliers to solicit competitive quotes and proposals
- Participate in pre-bid meetings, site visits, and bid reviews with stakeholders
- Analyze bid results and provide recommendations on bid strategy and pricing
- Prepare professional proposals and presentations for client review
- Respond to client inquiries and clarifications regarding estimates and proposals
 
- Project Support & Collaboration
- Collaborate with project managers, architects, engineers, and clients to clarify project scope and refine pricing
- Participate in value engineering discussions to optimize project budgets
- Monitor ongoing project costs and assist with change order pricing and analysis
- Provide cost guidance during the design and pre-construction phases
- Support contract negotiations by providing detailed cost justifications
- Conduct post-project reviews to assess estimate accuracy and identify improvement opportunities
 
- Market Research & Professional Development
- Stay current with industry trends, material pricing, labor rates, and construction methods
- Monitor market conditions and economic factors that impact construction costs
- Build and maintain relationships with subcontractors, suppliers, and vendors
- Attend industry events, trade shows, and continuing education opportunities
- Research new technologies, materials, and methodologies to improve estimating processes
 
- Client Relations & Site Activities
- Conduct site surveys and assessments to inform accurate estimates
- Attend client meetings to discuss project requirements, budgets, and timelines
- Participate in client satisfaction follow-ups to gather feedback and maintain relationships
- Serve as a knowledgeable resource for clients regarding cost-related questions
- Build trust and credibility through accurate estimates and responsive communication

- Experience with design-build or integrated project delivery methods
 
Physical Requirements
- Primarily office-based work with regular use of computer and estimating software
- Occasional visits to project sites, client offices, and job sites for surveys and meetings
- Ability to review large-format drawings and construction documents
- May require extended periods of sitting and computer work
- Occasional lifting of materials, samples, or documents up to 25 pounds
- Valid driver’s license and reliable transportation for site visits may be required
